There are few things more critical to a good sealcoating job than drying. Drying times for sealcoating asphalt parking lots and asphalt driveways will usually vary between 6 and 24 hours for the best possible results.

Few things are more important and yet more abused than the time of drying between coats and the time of drying before traffic is allowed. Improper dry times lead to a bluish tint on the sealer, premature wear, excessive tire marking, tracking, and shoe pickup.

Most contractors are always in a hurry to finish one asphalt sealcoating job so they can move to the next, however, the sealer can only perform well when used properly. Adequate dry times for asphalt sealcoating, if applying multiple coats, is a necessity. The water content in the asphalt sealcoat must be allowed to leave the 1st coat in order for proper curing.

If a second coat of asphalt sealcoat is applied while the first asphalt sealcoating is tacky, the water from the 1st coat becomes trapped. Trapped water can lead to a soft coating as well as the blue coloring some parking lots will experience during hot, humid days. As a rule of thumb, Harmon Concrete applies the second coat, second day rule when temperatures exceed 90F with humidity above 70%.

After the second coat is applied, we like to get as much drying time as possible before traffic is allowed on the surface. Since we warranty our work, we require 24 hours dry time. Vehicles weighing 2,000 – 4,000 pounds will tear up an asphalt sealcoating if not allowed to properly cure. You might be asking a little too much out of the asphalt sealcoating to accept less than 24 hours cure time.

We do realize that in this day and age, many property owners won’t allow a complete asphalt parking lot to cure for 24 full hours, so we are able to sealcoat your asphalt parking lot in sections.
